| Description | Assignment of lease for residue of 99 years; 1. John Smallman of St.James, Westminster, cheesemonger; 2. William Ashton of St.George, Hanover Square, glazier. Recites lease of 27 Apr. 1731 whereby Joseph Harrington, gent., and George Shank, tobacconist, both of St.Saviour's, Southwark, leased property in Limehouse [see below] to John Nickalls of St.Anne, Westminster, timber merchant, for 99 years at an annual rent of £18.
Scope and Content
To raise £300, Nickalls mortgaged the property (15 Aug. 1732) to John Smallman. The money was not repaid so by an indenture of 16 Jul. 1736 (Nickalls having died and John Smith of Lambeth, timber merchant, acting as his executor) the property became vested in Smallman. Smallman now assigns the property to Ashton for the residue of the 99 years, for a consideration of £105.
The property is situated in 2 alleys called Rickmans Rents and Grants Alley, near Limehouse Bridge, Limehouse and comprises (as described in 1731 lease):
(a) A piece of ground on which formerly stood a messuage occupied by George Dunn, Scrivener, and later by John Ellerker, abutting Narrow Street to the south and backing on Rickmans Rents, with the 2 new brick messuages built on part of the said ground (measurements given) and the 'old timber messuage' in Rickmans Rents.
(b) 4 new brick messuages on the north side of Rickmans Rents.
(c) A piece of ground fenced in at the lower end of Rickmans Rents, by the common sewer, 'formerly a garden', with 4 brick messuages, abutting the dockyard to the east and the ropewalk to the north.
(d) A messuage formerly occupied by Edmund Thorne, smith, then by James Watson, blockmaker, and later by Andrew Smith, shoemaker, abutting the Thames to the south, and lying between a messuage formerly occupied by Thomas Cockton to the west and one formerly occupied by Bartholomew Ware and William Ashley to the east.
